Hot upstairs, cold floors or a power bill that won't budge? We close the holes in your attic floor so your air stays inside.

What does attic air sealing do for a house in Gastonia?

Attic air sealing in Gastonia means closing the gaps and holes through your attic floor with caulk, spray foam or rigid board, so the air you heat and cool stops drifting up into the attic. The best time to do it is right before new insulation goes in, because once the attic floor is buried, nobody gets back to those holes cheaply.

Most calls I get start with a room that's hot upstairs in July, a draft near the attic hatch or a power bill that keeps creeping up, and more insulation alone won't fix that if air is moving right through it. The price mostly turns on how many holes there are, how hard they are to reach, how much is stored up there and whether something like a roof leak has to be fixed first. The schedule turns on that same list, plus any permit the job needs. I'll give you the figure for your house in the estimate once I've been up there and seen it.

What happens after you call us about your attic?

  1. Call or send us a message

Call (980) 745-0005 or use the form, and we'll get back to you to set up a visit. We'll ask for your address early, because we're based in Gastonia and work in the cities around it on both sides of the state line.

  2. I come out and look

I come out myself, climb into the attic and note what's in the way, from stored boxes to flooring to anything that has to be fixed before sealing. You get an estimate that shows the sealing, any fixes and any insulation as separate pieces, so you can see what each one is for before you spend a dollar.

  3. We handle permits and fixes

If you go ahead and the job needs a permit, we check which city and county offices cover your address and handle the paperwork before work starts. Anything that has to come first, like a roof leak, gets dealt with before we seal over it.

  4. Seal, insulate and clean up

Our own crew seals the attic, insulates if that's part of the job and cleans up before we leave. I check the work myself before we call it finished.

How our crew does attic air sealing

I've been climbing into lived-in attics since 2013, and most of them have a few surprises, none of them good. We start by clearing what's stored over the spots we need to reach and pulling up any attic flooring, then we read the old insulation, because dirty streaks in it show where air from your rooms has been moving for years. The big holes are where the savings are, so we go after the tops of walls, dropped soffits, the boxed-down ceilings over cabinets and tubs, and the spaces behind kneewalls, the short walls in rooms tucked under the roof. We close each one with caulk, spray foam or rigid board cut to fit, depending on the size of the gap, and we leave soffit, ridge and gable vents and any combustion air ducts open, because those have to move air to do their job.

Sealing is usually half the job. Once the floor is tight, retrofit insulation tops up the thin layer already up there, and in most attics I'd rather seal the gaps and add blown-in, loose fill blown in through a hose, because it costs less and does the work. If your ductwork runs through the attic, I'll talk to you about spray foam insulation instead, since foam costs more but seals air while it insulates, and that's worth paying for when the ducts live up there.

Attic air sealing questions from Gastonia homeowners

How much does attic air sealing cost in Gastonia, NC?

Around the Charlotte metro area, blown-in attic insulation with air sealing at the obvious gaps usually costs about $800 to $1,000 per job. That's the going rate for a top-up with basic sealing, not our quote, and an attic with lots of dropped soffits, kneewalls or repairs that have to come first usually costs more. I'll give you the figure for your house after I've been up there.

What is the best way to air seal an attic before adding insulation?

Seal every opening through the attic floor first, then insulate. That's what the standard guidance for existing vented attics says, because once loose fill covers the floor, those holes are hard to find and harder to reach. If you're planning new insulation, book the sealing as the first step of the same job so the attic only gets cleared once.

How do I know if my attic is safe to air seal?

An inspection before any sealing tells you, and it's the first thing I do on the visit. The Department of Energy's attic sealing guide says the work stops if that check finds live knob and tube wiring, which is old wiring run on porcelain knobs, vermiculite insulation, a leaking roof or bathroom fans blowing into the attic, so those get fixed first. Vermiculite is a gray, flaky, pea-size fill that may contain asbestos, so it stays untouched until an approved lab tests it, and the local health department can give you the name of one.

Does sealing my attic affect my gas furnace or water heater?

It can, if the appliance draws its combustion air from inside the house. The same Department of Energy guide says a natural draft gas or oil appliance without an outside combustion air supply must get one, added by a qualified mechanical or plumbing contractor, and it requires carbon monoxide detectors in homes with combustion appliances. Tell me what you've got when I come out, and ask about detectors while I'm there.

Who issues building permits for attic work in Gastonia?

Gaston County Permitting issues construction permits for projects in Gastonia, and the county's building inspections office enforces the state building codes here. Before you apply with the county, you need a zoning permit from the City of Gastonia, which is the city's go-ahead for the project. Whether your attic job needs a permit is something we sort out for your address before work starts.

Does a contractor need a license to seal an attic in North Carolina?

The NC Licensing Board for General Contractors says a general contractor must be licensed by law when the total project cost is $40,000 or higher. An attic sealing job usually comes in well below that, so it's still fair to ask who's insured and who's actually doing the work. We're licensed and insured, and our own crew does the job with me checking it.

  • Retrofit insulation

If your attic only has a few thin inches left, this builds it back up once the leaks underneath are closed.

  • Spray foam insulation

When ducts run through the attic or a gap is too awkward for board and caulk, foam closes it and insulates in one pass.
